Apartment New or Sublease

Looking to sublease or have someone sign a new lease with the apartment I am currently at in Tribeca Village.
Unit is a nice 2-bedroom, 2-bath apartment. Washer and dryer in unit, with plenty of storage (additional storage closets in garage for $20 a month if needed), and a fire place in living room. "Master bedroom" has a walk-in closet. Bedrooms/baths on opposite sides of unit so would be ideal for roommates as well!
Cats and dogs allowed, rent for pets is $50 a month. Off-street parking is free with available garage spaces for $55 a month per car.
Apartment amenities include nice size gym in main building, with a small studio gym in my building, outdoor pool, grilling area, dog run for your pet to run around unleashed, and community rooms - one of which has a pool table.
If you sign a new lease, monthly rent is $1,991. If subleasing (my lease ends 6/30/23), rent would be $1,731; if extending from there new lease cost is $1,991 due to increase of rent.
