While there is heat, there is no air conditioning installed in the house. Floor model air conditioning units are recommended and preferred, for the Summer months. A space this size is great for anyone who wants plenty of room. Appx. 1450 Sq. Ft.

Rental Policies
This is a partial list of our rental policies that you will abide by or need to know if you are our tenant.
Important Miscellaneous Property Notes
1) The duplex was acquired and remodeled in 2012-13. The house has had three residents, and has been/will be refreshed for new tenant.
2) There may or may not be a washer and dryer that comes with the house side rental. If so, they are provided only as a courtesy. They may be removed upon request. You may bring your own W/D units. Any new washer or dryer are at tenant expense.
3) Floor model air conditioning units are recommended and preferred for aesthetic purposes, as well as to prevent potential damage to window sills. Units procured at tenant expense.
Our Month to Month Rental Agreement –
We maintain a monthly rental agreement with our tenants so neither tenant or landlord is locked into long-term contracts. Full rental payment (with any additional payment for water/sewer) is to be given promptly within five (5) days of the first of each month, or a late fee of $5 per day will be added to the rental payment and billed as such. Rent money and late fees are not to exceed the fifteenth (15th) day of the calendar month, or the rental agreement is broken and you will be notified to vacate the property within three (3) days, per state law, before eviction proceedings are carried out. For a material breach of the monthly rental agreement/contract, you will be notified to vacate the property within thirty (30) days, per state law, before eviction proceedings are carried out. Full rental agreement terms and conditions are given upon application.
Pets Policy –
Small to medium dogs only. No cats—no exception. Any canine effluence deposited in the yard is your responsibility to recover and remit to the proper waste receptacle for disposal. You will be notified of any excessive waste in yard. A one-time $50.00, non-refundable fee, per dog, is due upon tenant entrance and/or when a new dog is brought into the property.
Utilities –
Garbage pick-up is included in the rental price for the house and apartment. Garbage is taken to the alleyway behind the house for pick-up early each Tuesday morning.
Gas and electric utility bills for the house and apartment are NOT included with the rental price. You will be responsible for putting these bills in your name upon rental agreement.
Water/sewer bill is paid through landlord—you will be notified (by phone) of water usage and price with payment to be included with your monthly rent. Copies of water usage and city water/sewer bills are given to tenant upon request.
Repairs/Issues Policy –
Tenants are not to make any repairs, whatsoever, to the property. All issues and repairs shall be noted promptly to the landlord/owner and will be dealt with in a timely manner. For emergencies (plumbing issue, unit power outage, heat or water, etc.) tenant shall notify landlord immediately. For any notices tenant receives of power, gas, or municipal water/sewer company requiring access to the property, tenant shall notify landlord/owner promptly. | Lawnmowing service is included in the warm months, unless otherwise stated. | Winter sidewalk conditions must be maintained by tenant(s).

This is not a HUD certified property. We accept and consider all applications.
