In taking applications, preference will be given to renters willing to help with occasional yard work to reduce the rent (starting in March)-mowing, trimming, watering, leaf raking, maintenance, part time property management) Rent reduction will be based upon an hourly rate as agreed upon between landlord and renter.
Rental is not suitable for ages 2-11 because of safety issues (close proximity to irrigation ditch, river, and water feature on property, and no fenced yard is available).
One small/medium-sized, well-behaved dog, non-aggressive, 100% outdoor pet considered (certain breeds excluded). Outdoor kennel available.
No smokers/vaping, drug users or parties.
Cleaning/damage deposit required, first months rent and utility deposit.
Background check and references. Renters will need to provide proof of employment or some form of steady income.
Landlord lives on adjoining property. Home is in a rural setting close to the Aztec Ruins National Monument.
Utilities: water, metered electricity, trash/recycling, WiFi are included with rent. Renters are responsible for paying heating bills (house is well insulated).
