Applicants must pass both an annual gross income requirement and a tenant background screening. In order to be approved for an apartment, your yearly gross income must exceed the yearly apartment rent by minimum of 33%. For example: A basic one bedroom rent is $1,085.00 x 12 = 13,020.00 x 3.3 = $42,966.00. If two applicants are applying together then their two incomes are combined. The background screening is done by a third party called the National Tenant Network. They are screening for bankruptcies, past evictions, high collections, and credit.
