3 large rooms in upstairs of home

These are three large rooms in the top floor of a 3200 sq ft home. Each room has a window. It looks like 2 bedrooms with a front room that you walk thru to get to the bedrooms. It is completely separate from the great room in front of this apartment with it own locking door. I will be using the front section of the top floor for my art studio. The main shared bathroom is in the basement and there are three levels of stairs to get to it. The current tenant is not leaving until January 2023. After he leaves I will be installing a half bath on your level. There is another half bath on the main floor that can also be used. The share kitchen is also in the basement. The house was built in 1899. There is a forced air furnace for the whole house but this apartment uses window air conditioners. The three rooms rent for $850 per month. The water and the heat are included in the rent. But I do require $200 per month
toward the electric bill. If you are home all day and night and using the air conditioner constantly the charge for electricity will be more. There is a separate two car garage and large workshop attached that rents for and additional $600 per month. I think the rooms will be available in February 2023. I set the thermostat at 68 degrees during winter. You are welcome to use space heaters if you want it warmer but I do not provide or replace them. I provide the initial air-conditioner but I do not replace it
